New disclosure laws have had a major impact upon the real estate market in recent years.  Laws vary widely from state to state so real estate agents have reacted by utilizing the services of the home inspection industry to reduce their liability.  The home inspection industry has proved to be a valuable resource for the real estate market and has gained the respect of both real estate agents and homebuyers alike. 

Over the past decade the home inspection industry has grown exponentially.  Ten years ago the number of homes bought having a pre-purchase home inspection was less than 10%.  Today it has been reported to be over 90%.  This growth has caused different demands on the continuity between the Real Estate industry and the Home inspection industry.

Homebuyers will insist on a home inspection.  The Real Estate agent is prepared for this event as the demand is ever growing.  The Real Estate agent understands the complexity of the home inspection and also realizes that any inspection involving Real Estate will bring focus to certain areas.  Again, the Real Estate agent is aware of this and is also aware that many times there will be a need to interpret the home inspection report during the negotiation of the sale.  The agent will perhaps provide a list of qualified and reputable professional home inspectors in the area for the homebuyer to select from.  This list may be short or it may be lengthy. Even if there is no list the agent may advise the homebuyer as to what to expect from the home inspection report.  In almost any case the word "CLARITY" will be emphasized.  Home Inspection narrative reports will provide that "CLARITY".  

The Real Estate agent is the Home Inspector's best source of advertising in an indirect manner.  Home inspectors should recognize the complexity the Real Estate agent is faced with in the negotiation of the sale and provide the homebuyer and their agent with an accurate and comprehensive narrative report.  The narrative report will provide the "CLARITY" and the entire Real Estate transaction will be expedited.
