Summary Of Main Inspection Report

 

Grounds and Landscaping

The EIFS Synthetic stucco is in contact with the ground around much of the perimeter of the home.  This is not a recommended installation of the manufacturer.  There appears to be no failure of the product at this time.  The buyer should monitor the exterior periodically for any signs of deterioration and take immediate action should a problem start to develop.

The shrubbery on the left side of the house needs to be trimmed to avoid contacting the house.

The drainage line at the left side bay window needs to be properly attached to the downspout.

Rear Deck

The spacing between the balusters of the handrail exceeds the maximum allowed by today's standard which is 4".  This upgrade should be considered especially if you expect small children will be occupying the deck area.

Roofing

The roofing needs to be cleared of debris especially at the valleys on each side of the family room as you face it from the rear of the house.  This appears to be the cause of two suspected active leaks observed in the breakfast area and master closet ceilings.  This should be inspected by a licensed roofing contractor to determine the actual cause.

Gutters and Downspouts

The gutters need to be cleared of debris to allow proper drainage.

Exterior Masonry Finish

The exterior finish is EIFS Synthetic Stucco.  Minor damage was observed on the left side of the house just below the sill level of the screened porch opening and breakfast room window in between the two.  This needs to be repaired.  We have seen the previous report offered by the seller's independent inspection which supports the findings of this visual inspection.

Exterior Windows

The exterior window and door trim has some minor moisture damage which has been temporarily sealed.  It is recommended that this damage be properly repaired and that all the wood window and door trim be cleaned and repainted in the near future.

Garage is Two Car attached with a single rollup door.

The garage was full of stored items which made a thorough inspection of the garage area impractical if not impossible.  It is recommended that the buyer make a visual inspection of the garage after the stored items and vehicles have been removed and call us should you notice  anything questionable. 

Master Bathroom

The showerhead has a slow drip which may need to be repaired by a licensed plumber. The source of this problem is most likely a defective faucet washer which should be a relatively inexpensive repair.

The closet door does not latch properly.  Hardware needs adjustment.
